Fishermans Caye can be developed as a Private Residence or Resort Concept. The island has an Environmental Compliance Plan (ECP) approved by the Government of Belize and the Department of Environment that allows a developer to construct up to a 35-Unit Resort.

The approved concept includes 35 housing units, a welcome center, fitness center, pools, raised walkways, docks and moorings, employee housing and other components to develop and operate a world-class, luxury and nature-based experience.

The ECP is backed by a full Environmental Impact Assessment; which is used as a planning tool that promotes environmentally sound development practices. The property is primarily a mangrove island surrounded by coral formations.
