Old MacDonalds Farm is a melange of a rustic Kiwi camping ground, untouched country pastures and riparian river rights. Many aspects make up this already, well established property however the opportunities and potential is still colossal. In its entirety the farm is 31 hectares of flat to gently contoured land mass. From almost all bearings there is a view to be had, either out to Tasman Bay and its azure waters or a distinctive green belt that wraps and intermingles the property. Approximately a quarter of the flat land is taken up with the camping ground, its shop, Cabins, ablutions, kitchen facilities and several managers homes. The remainder is divided into fenced paddocks with blocks of infant native plantings. This is the exciting division due to its multitude of options for a new owner. An elevated site within the paddocks is perfectly designed for the placement of a luxury lodge, Chalets and restaurant establishment. Other alternatives include extending the camping ground with sites for particular groups or subdivision into large rural sections. The price contains all buildings, vehicles, furniture and animals. The animal stock amounts at present to approximately 40 cattle, 20 Lamas and Alpacas, 12 sheep and 1 pig.
THE PROPERTY
ENTRANCE-LOCATION
Protected from the elements and the road by being set back into the country and surrounded in a mass of trees means privacy and shelter top the list of highlights. Even though it is positioned to the rear of the seascape views are still available and a short stroll leads right to the waters edge.
Marahau is a tranquil seaside resort at the commencement of the beautiful Abel Tasman National Park. From this recreational boundary a multitude of outdoor pleasures are at the waters edge including sea kayaking, boating, fishing and nature walkways.
LAND-RIVER BOUNDARY
As mentioned early there is approximately 87 acres of freehold land available for sale.
The left hand side of the property is made up of the camping ground, nature walks and rivers edge while the right is open, light and divided into paddocks. Currently run on the pastures is a mix of cattle and sheep as well as Ilamas, deer, pigs, Canadian geese, paradise ducks, chooks and colourful birds.
Ten acres of the elevated piece of land could ultimately flourish with an easy conversion and addition of boutique lodge facilities, luxury chalets, a full restaurant, or more of the basic camping industry, future farming or subdivision.
PERMANENT MANAGERS DWELLINGS
The main manager’s house is a Keith Hay home showcasing three big bedrooms, expansive living areas and a fully self contained two bedroom unit.
Surrounded in open land the house has flat lawns and established trees that provide it with privacy from the main camping ground.
High ceilings and wide open zones mean the house is fit for a large family with extended if necessary. The self contained unit is also used within the business if a slice of luxury is required by clients. It has a tiled en suite with a corner spa bath and kitchen facilities. Off street parking and a single garage is displayed.
Workers cottages number 3 and offer one and two bedroom accommodation
plus kitchen and bathroom facilities. These homes are part of the camp but camouflaged due to position and clever planting. Garaging is available in the majority of the cottages with loads of off street parking. Flat lawns and flourishing gardens are a retreat from the rigors of camp life with views across pastures to the watery backdrop.
CAMPING GROUND
"The Bull Paddock" is aptly named and is where tent and powered sites are situated beneath tall, shady trees and spread over a generous area.
The river meanders past the camping ground for lazy days on its sandy banks.
OFFICE-SHOP
The office and shop has a beer and wine license and computer and fax connections for the business plus basic stores for guests. In the rear of the shop are two large washing machines used in the everyday process of changing linen. The shop is a hive of activity bringing guests together to share stories of their travels and to make bookings for the huge range of activities in the local area.
