This oceanside property is ideal for building a generous villa (7,500 sq ft) or subdividing into two separate plots of approximately one acre each. Other ideas for building include a couple of large villas or a number of smaller homes or bungalows for tourism purposes. Alternatively, establish a beach bar on the seafront of 320 m, with swimming pool, showers, and the magnificent views of the Aegean. The location is second to none in all of Chalkidiki. The sea is rich in fish and perfect for fishing or diving.
The views from this property, located at 50-60 meters above sea level, are breathtaking. The panorama encompasses the neighboring peninsula Sithonia and Mount Athos. On especially clear days, even the Sporades are visible. The coast acts as a natural protection from all winds, except for the rare southerly ones. A marina with floating docks could be constructed on the oceanfront, after obtaining a licence from the local building authorities.
The public shores of the peninsula, adjacent to the plot, can only be accessed by crossing this private property. As a result, it offers total privacy, like a small private island.
The property is 9,000 sq.m., and one villa of 700 sq.m. could be built.
If the property were divided into 2 plots of 4,500 sq.m each, 2 separate villas of 600 sq.m. could be built, with up to 600 sq.m. living space.
Because of the view, it would be better to build a swimming pool at the top of the plot, using sea water instead of walking down to the port for swimming.
As you can see from the plot drawing, there is a road which ends at the small port. The 3,000,000 sq.m. area falls under a new regulation for land use and is the only territory in Chalkidiki under this regulation, which is expected to be used to create a completely new village.
The plot, as it is shown in the drawing, is an independent building block and we are expecting the Municipality to give the go ahead for construction under this regulation soon.
The actual seaside area is at least 3 times the size, because in the drawing the area between the official plot and the actual plot is not included. This area belongs to the public, however, it is very rocky, and cannot be accessed by anyone except the owner, offering total privacy, like a small island.
