Partridge Island at a glance

Partridge Island, approx. 20 acres in size, boasts a beautiful white sandy beach at its southern end – a rarity for a lake island. The island is covered with a mixed forest vegetation with a population of sturdy trees over a hundred years old. The beautiful forest is a pleasure to explore and provides a sense of seclusion. Public roads afford easy access to Big Mushamush Lake.

The island is located only one and a half hours by car from Halifax and its international airport. The port town of Lunenburg can be reached in half an hour, the town of Bridgewater in only 15 minutes. The region around nearby Chester and its surroundings is very popular and achieves the highest real estate prices in Nova Scotia, even higher than in Halifax. Spring-fed Big Mushamush Lake is a perfect spot for swimming in the summer.

Auction - How it works

Where and how will the island be auctioned?

This auction is not a live internet auction. Prospective buyers can place bids within the respective bidding period, and thus for a limited time, and if necessary, also increase them. The bids can only be submitted by email or via the form at the end of this page.

How do I know that an auction is taking place?

If you have registered for our newsletter on our website www.vladi-private-islands.de, you will receive an invitation by email approx. 1 week before the auction. All unregistered customers can see the auction dates on our homepage.

Can I view the island? Am I eligible to bid?

A viewing of the island can be arranged on request.

Bids can only be accepted from participants who are aged 18 years and over. 

You can bid as a private person or as the owner or representative of a company, association or institution. Each bidder is personally liable for the bid submitted and the payment of the invoice. If you are bidding on behalf of a company, association or institution, you are obliged to submit a Power of Attorney along with your bid.

How can I bid at auction?

Via written bid!

Since our auction is not a live internet auction, you can place a written bid during the respective bidding period via our online form at www.vladi-private-islands.de/en/auction or by email to auction@vladi.de. The written bid is the highest bid of the bidder and is known only to the notary Peter Claman from Halifax and named employees of Vladi Private Islands. Either the email or completed form sent with your bid will be sent directly to Peter Claman, notary in Halifax, Nova Scotia, Canada, as well as to the company Vladi Private Islands GmbH in Hamburg.

With the submission of your bid by either sending the form on this website or by sending your bid via email to auction@vladi.de, your bid submission is binding and cannot be withdrawn.

You should always set your own limit. Written bids can be submitted in any amount from a minimum bid increment of CAD 500.00 (cent amounts will not be taken into account).

 

 

 

What does "the Starting Price" mean?

The “starting price” is the price at which the bidding process begins. The starting price is non-binding and can be adjusted by the notary/VPI if necessary. Bids lower than the „Starting Price“ will not be considered.

The "starting price" is based on the assessment value determined by the tax office. This value is always considerably below the market value of the property to be sold.

What is the limit? What does it mean when the auctioneer/notary auctions a property "under reserve"?

The limit is the minimum price that has to be bid in order to win the auction. If the property is auctioned below the agreed minimum price/limit, the auction is "subject to reservation". If the bid is accepted subject to reservation, the highest bidder is bound to their bid for the duration of the period set by the notary. During this period, the notary checks whether the property is released by the Client at this lower price. The bid expires if the bidder does not receive the unconditional hammer price within this period.

The conveyance of the property can only take place after an agreement has been reached.

What are the additional costs?

Costs which arise from the purchase of the property include:

1) Real estate transfer tax
2) Property tax
3) Notary fees for the transfer of the property

1) + 2) + 3) = approx. 2.25% of the hammer price

What does the “hammer price” mean?

The hammer price is the net price. HST (Harmonized Sales Tax) is levied on the hammer price at the rate applicable as per the end of auction.

How much time after the auction do I have to pay for the property?

A deposit of CAD 1,000.00 (approx. EUR 685.00, exchange rate as of 14.10.2019) will be due immediately after the winning bid has been accepted. The payment is made to the notary account.

According to §355 BGB, the buyer has a right of withdrawal from the purchase of the property within 14 days.

The purchase transaction will be carried out by a Canadian notary of your choice.
