Finnish Island Dream: Private Island with Modern Villa and Sauna House

Abborrskär comprises the 5.31-acre main island (approx. 220 m long and 125 m wide at its widest point) and the small island of Abborrskärskobben to the south-east. The buyer is granted a right of use over the surrounding waters, covering more than 4,900 acres. On the main island of Abborrskär, 200 m² may be built on; of this, 190 m² is currently built on. According to the building authority, a planning permission for an additional separate guest house measuring 25 m² may be granted upon application. The building site is located in the eastern part of the island and is bounded by a line running from the western shore of the main harbour to the southernmost corner of Abborrskär. The island features a woodland with mature trees and a beautiful rocky shore.

Knivskär lies 300 m north of the main harbour. The island, which covers approx. 1.24 acres, is scenically very impressive with its varying elevations, beautiful rocky shores and dense woodland of old trees. Knivskär has no building rights. However, a lot of firewood can be gathered there.

The boat trip to Abborrskär takes about 10 min. from the mainland, where a car parking space and a mooring for a boat can be hired. Two harbours on the two opposite shores of the island offer shelter for the boat in all wind directions. The water depth of 1.8 m makes it easy to moor alongside. There is remote-controlled CCTV surveillance.

Buildings

The 150 m² main villa (2 bedrooms, living room with open-plan kitchen, toilet, bathroom with sauna, utility and technical room) was built in 2014, and the sauna house (25 m²) in 2007. Upstairs there is sleeping accommodation for three people.

The buildings blend in very well with the island’s natural surroundings. Practicality and quality were the main priorities during construction. The main villa is barely visible from the sea, yet its carefully chosen location offers panoramic views to the north, east and south. The villa is very modern and equipped with all amenities as well as excellent building services. The sauna at the main harbour is built in the traditional Norwegian style. The outbuildings consist of two large timber stores, two outdoor toilets, a store for nets and tools, and a heated pump house for the fresh water system and surveillance equipment.

Everything is designed for year-round use. The villa features four different, complementary heating systems, two fireplaces and a Fighter 310 ventilation heat pump. This is a reliable and durable Swedish heating system, widely used in Finland, which utilises the heat from a building’s exhaust air to generate heating energy. The system combines the functions of controlled domestic ventilation with heat recovery for both the building’s central heating and underfloor heating. A Mitsubishi air-source heat pump provides primarily economical heating but also cooling on warm summer days.

Electricity is supplied via a dedicated connection to the mains grid. It is distributed across Abborrskär via a main substation and three sub-stations. Annual consumption is just 10,000 kWh, including appliances – provided that wood is also used for heating. The 32-metre-deep borehole supplies first-class soft drinking water. The water to the villa and the sauna runs through insulated and heated pipes. There are two separate drainage systems for toilets and domestic water.

Landscape and Nature

Finally, the most important point: the buildings and all the facilities allow you to experience nature and its four seasons to the full, each with its own unique characteristics. In winter, when the lake is frozen, it is possible to reach the island by various means of transport by prior arrangement.

Abborrskär has many old trees, mainly pines and junipers, but also some firs and birches. Along the shores there are beautiful, smooth rocks or large stones. The bay at the main harbour has a sandy beach and firm ground. There are no reeds, mud or the like. The sea water is clean and healthy. The Baltic Sea is very clear here. You can fish for perch, pike and herring in the shared waters. The rich seabird population is a real delight, especially in spring.
